Terms & Conditions

Our Terms & Conditions set out the basis on which R12 Construction undertakes work for our clients. They explain important information relating to quotations, project variations, payments, site access, programme timings and other aspects of our services.

We believe in being transparent from the outset, helping our clients understand how projects are managed and what to expect throughout the construction process.

Please read these Terms & Conditions carefully before instructing us to carry out any work.

1. General

These Terms & Conditions apply to all quotations, estimates and works undertaken by R12 Construction unless otherwise agreed in writing.

Acceptance of a quotation, payment of a deposit, or instruction to commence works shall constitute acceptance of these Terms & Conditions.

2. Quotations

All quotations are valid for 30 days unless otherwise stated.

Quotations are based on information available at the time of pricing and may be subject to revision should site conditions, specifications or project requirements change.

3. Variations

Any additional works requested by the client that fall outside the original quotation may incur additional charges.

Variations will be discussed and agreed wherever reasonably possible before the work is undertaken.

4. Site Access

The client shall provide reasonable access to the site for the duration of the works.

Delays caused by restricted access, third parties, utilities, neighbouring properties or circumstances beyond R12 Construction’s control may result in programme adjustments and additional costs.

5. Unforeseen Ground Conditions

Construction and groundworks projects may uncover unforeseen conditions including, but not limited to, underground services, poor ground conditions, obstructions, contamination or hidden structures.

Where such conditions are encountered, R12 Construction reserves the right to pause works and provide a revised cost for any additional work required.

6. Materials

Where specified materials become unavailable due to supplier issues or circumstances beyond our control, suitable alternatives may be proposed.

Material costs are based on supplier pricing available at the time of quotation.

7. Payment Terms

Payment terms will be stated within the quotation or invoice.

For larger projects, staged payments may be required throughout the duration of the works.

Invoices are payable within the agreed payment period.

R12 Construction reserves the right to suspend works where payments become overdue.

8. Late Payments

R12 Construction reserves the right to charge interest on overdue invoices in accordance with the Late Payment of Commercial Debts (Interest) Act 1998 where applicable.

Any costs incurred in recovering outstanding debts may also be charged.

9. Programme & Delays

Estimated start dates and completion dates are provided in good faith but cannot be guaranteed.

Delays caused by weather conditions, utility providers, local authorities, suppliers, client instructions or other circumstances beyond our control shall not constitute a breach of contract.

10. Completion

Works shall be deemed complete when substantially finished and capable of their intended use, notwithstanding minor defects or snagging items.

Any snagging items identified will be rectified within a reasonable timeframe.

11. Guarantees

Any guarantees provided apply only to the works completed by R12 Construction and are subject to normal wear and tear, misuse, lack of maintenance, third-party interference or circumstances beyond our control.

12. Photographs

R12 Construction reserves the right to photograph completed works for marketing, portfolio and website purposes unless otherwise agreed in writing.

13. Health & Safety

Clients and visitors must comply with all reasonable site safety requirements whilst works are in progress.

14. Liability

R12 Construction shall maintain appropriate public liability insurance.

Our liability shall be limited to the value of the works undertaken unless otherwise required by law.

15. Governing Law

These Terms & Conditions shall be governed by the laws of England and Wales.
